Introduction
The plan is to buy a property in The Netherlands, around Harderwijk - roughly between Huizen (to the West) and Zwolle (to the North East), not too far from the lakes, at a maximum of 1 hour drive from Schiphol Airport. The property will have at least 1000 m2 of land and the ability to house 3 apartments, a multifunctional room, a professional kitchen, a common lounge area, a garden to relax in, a vegetable garden and a small orchard.
It will include a studio apartment for the owners and space to park 4 cars and 10 bicycles.
We will build the first Bed and Breakfast and start the development of the formula. Once the property is up and running – and no later than 2 years after opening - we will formally plan the expansion and potentially franchise phase.
Investment
For the property itself plus transaction costs, taxes, cost for refurbisment and fitting out we will need 900k SGD. Another 100k SGD will be reserved for marketing and administration in the first year of operaton.
Bank and external financing will never exceed 50% of the total investment amount.
We will offer 20 shares of each 20k SGD to external investors.

The BnB will break even from year 1 and is planned to be profitable as of year 2. The shareholders will receive:
Planning
Realisation is planned for 2019/20. The first tenants are expected in 1Q2020. The plans will be detailed in 2HY2019. Investors will be asked to put up a non-refundable deposit of 50% once a property has been selected; detailed plans will be presented latest 4Q2019. Upon presentation of the final plan – which will include the presentation of the property purchased – investors will be asked to deposit the remaining 50%.
Phase 2
The BnB will run a profit, but profits will largely be used to build a formula. Unlike with resorts and hotels, no chains or formulas exist in the BnB world. The style of the formula yet needs to be refined but will revolve around:

- ordinary shares in the BV (the Dutch equivalent of a private limited company) with all rights and titles pertaining to that;
- free use of 1 apartment with 2 persons for 10 periods of 1 week.
